What to Ask a Popcorn Ceiling Removal Contractor in Toronto (Before You Hire)

Quick answer: Before you hire anyone to remove a popcorn ceiling, ask eight things: are they insured and covered by WSIB, who will actually do the work, will they test for asbestos first, how they control the dust, what finish is included, what exactly the price covers, how long the job will take, and whether the work is guaranteed. A good contractor answers each one clearly and in writing in the quote. Below are the questions, why each one matters, and how we answer them.

1. Are you insured and covered by WSIB?

Ceiling work means ladders, power tools and a crew working inside your home. If someone gets hurt or something gets damaged, insurance and WSIB coverage protect you, not just the contractor. Ask before the work starts, and ask again if the company sends someone you haven't met.

Our answer: Renovated-Home carries business insurance and is WSIB covered. More about us on our About page.

2. Who will actually do the work?

Some companies sell the job and pass it to a subcontractor. That isn't always a problem, but you should know who will be in your home and who is responsible for the result.

Our answer: all work is done by our own crew with our own equipment, from start to finish. No subcontractors.

3. Will you test for asbestos first?

If the popcorn texture went up before 1990, it can contain asbestos, and it should be tested before anything is disturbed. A contractor who wants to start scraping a ceiling in an older home without asking when it was installed is a red flag.

Our answer: for older textures we take a sample and deliver it to a lab, and nothing is removed until the result is back. The result usually takes about 3 business days. Testing costs $200 before HST, lab analysis included; each additional sample, for example from another area of the home, is $75. Our asbestos testing guide explains the rules in Ontario.

4. How do you control the dust?

"Dust-free" is easy to put in an ad. Ask what it means in practice: how the room is sealed, what happens with vents and doorways, and what tools are used to remove the texture.

Our answer: walls, floors, vents, light fixtures and doorways are covered with plastic sheeting before any texture comes off, and the texture is removed with Festool sanders connected to HEPA-filtered vacuums. Most homeowners stay home during the work. Details: dust-free popcorn ceiling removal in Toronto.

5. What finish is included?

Removing the texture is only half the job. What matters is how the ceiling looks afterwards, especially under side light from windows or pot lights. Ask whether the quote includes a full skim coat, sanding, primer and paint, or just removal.

Our answer: every ceiling is skim-coated to a Level 5 finish, primed with a stain-blocking primer and painted with two coats of flat ceiling paint. See Level 4 vs Level 5 ceiling finish for why the full skim coat matters.

6. What exactly is in the price?

Two quotes can look far apart simply because they include different things. Ask what's included: protection and set-up, removal, repairs, skim coat, primer, paint and clean-up. Ask what could change the price, for example a painted ceiling, a high ceiling or an asbestos test.

Our answer: popcorn ceiling removal in Toronto is priced by the square foot, $4.50–$8.00 per square foot, with a $1,600 minimum. Clean-up is included. You get the price after a free on-site estimate. Use our cost guide and calculator for a quick range.

7. How long will it take?

A clear timeline helps you plan furniture, pets and work-from-home days. Ask how many days the whole job takes, not just the removal.

Our answer: a standard-size room with unpainted texture is usually finished in one day; a painted ceiling, a large room or a high ceiling can take up to two. A one-bedroom condo usually takes 2–3 days, a two-bedroom 3–5 days, and a house usually 3–5 days, up to about a week for larger homes or work done in stages. More in how long popcorn ceiling removal takes.

8. Is the work guaranteed?

Ask what happens if something isn't right after the crew leaves, and who you call.

Our answer: every job comes with our workmanship guarantee.

Red flags to watch for

  • A price given over the phone without anyone seeing the ceiling

  • No question about when the texture was installed, in a home built before 1990

  • "Dust-free" with no explanation of how the room is sealed or what tools are used

  • A low price that turns out not to include the skim coat, primer or paint

  • No clear answer about insurance, WSIB or who will be doing the work

Frequently asked questions

Should a popcorn ceiling contractor be WSIB covered in Ontario?

Ask for it. WSIB coverage and business insurance protect you if someone is injured or something is damaged during the work. Renovated-Home is insured and WSIB covered.

Is it a red flag if a contractor doesn't mention asbestos?

For a home where the texture went up before 1990, yes. The texture should be tested before it's disturbed, and the result decides how the job is done.

Why are popcorn ceiling removal quotes so different?

Mostly because they include different things. Compare what each quote covers: protection, removal, repairs, a full Level 5 skim coat, primer, paint and clean-up.

Do you use subcontractors?

No. All our work is done by our own crew with our own equipment, from start to finish.
